Aldinga: Villawood’s South Australia Breakthrough

Villawood Properties is breaking the mould on sustainability and affordable housing with a stunning new net zero carbon project at Aldinga in Adelaide’s booming outer south.

Partnering with Renewal SA for the 800-plus lot development, Villawood will deliver the masterplanned operation’s net zero carbon mainstream community via a range of energy-saving initiatives from gas-free, solar and lot orientation to heat pumps, batteries and microgrids.

SA Premier Peter Malinauskas announced the Aldinga project with Villawood CEO Alan Miller before a media throng on Wednesday, outlining diverse housing options with at least 25% affordable housing as well.

Aldinga will host an exclusive, high-end Villawood residents’ club, including a pool, gym and café.

Extensive open space, parks, reserves and attractive chain-of-ponds corridors will be complemented by extensive green canopy as well as biodiversity offsets that will see over 40ha of land donated for conservation.

As Alan Miller says: “This is seriously ground-breaking for South Australia and it’s blazing a new path for mainstream sustainable housing and premium affordability for the entire country.

“We haven’t seen all the elements of cost, design, sustainability, social connection and quality come together like this before in any mainstream housing project in Australia.”

Aldinga is the sixth major project by Villawood since its arrival in South Australia in late 2022. It is its second partnership with Renewal SA alongside its 1500-lot Oakden Rise joint venture.

Villawood has also partnered with the South Australian Jockey Club and superannuation giant Hostplus for a $300million revamp of the historic Morphettville Racecourse.

Other projects include the high-end Seacliff Village with the Gasparin and Brazzale Groups, as well as the 1700-lot William Lakes at Gawler and 700-lot St Andrews at Andrews Farm in the city’s north.
