UNLOCKING HOUSING, MEDICAL AND RETAIL SERVICES AT SEACLIFF VILLAGE

A medical facility to help allay ambulance ramping issues is an integral part of the new Seacliff Village development under way at Seacliff in Adelaide’s south, unlocking some 700 apartments and homes and a new town centre.

Seacliff Village – enabled by the State Government with developers Villawood Properties, and the Gasparin and Brazzale Groups – opens the large, disused Cement Hill site in the coastal suburb to a breathtaking residential project complete with a 4000sqm state-of-the-art medical centre, Health at Seacliff, and a retail shopping centre.

The medical centre will relieve pressure on an over-burdened health system. It will tackle ambulance ramping issues at Adelaide hospitals, as will the SA Government’s Royal Adelaide Hospital ED upgrade and the new Adelaide Women’s and Children’s Hospital at Thebarton.

Key features include:

  • Ambulance access with onsite parking for ‘fit to sit’ patients or those of non-life-threatening illness or injuries. All doctors and nurses will have qualifications in ALS 1 and ALS 2 to treat critical presentations.
  • Entry level space for patients that are triaged to 4 and 5.
  • A radiology-pathology partnership to ensure rapid access to results.
  • An area identified as a DWS for anaesthetics, ability for day surgery to assist with current long wait lists.
  • An integrated service to define needs and a system-wide approach to manage demand.
  • All-of-life care, 360-degree health services from GPs to ED to allied and specialists.

With housing demand growing, Seacliff Village is an important and timely project providing vital and diverse housing. South Australian’s population climbed more than 25,000 people in the 12 months to September 2022 – 1.4 per cent to 1.83 million, the second highest on record.

This need is further highlighted by Adelaide’s new defence contracts – including the $2bn nuclear submarine project at Osborne and the Deeper Maintenance and Modification Facility beside RAAF Edinburgh in Penfield – and the 10,000 jobs they will generate.

The Seacliff Village project is a striking development, an urban coastal paradise of architect-designed terrace homes with spectacular sea views built on a former cement works site. Its masterplan features a diverse range of lot sizes to cater for all home buyers.

Seacliff Village unlocks an exclusive established area where properties are tightly held for generations. With sprawling views across St Vincent Gulf from Brighton to Semaphore, it presents a once-in-a-lifetime market opportunity.

The village is the latest in a raft of key Adelaide projects by the national developer Villawood alongside its 1500-lot Oakden Rise with Renewal SA, 1700-lot William Lakes at Gawler and 700-lot St Andrews at Andrews Farm in the city’s north. Villawood is also delivering the giant $300 million Morphettville Racecourse redevelopment with the South Australian Jockey Club.

Seacliff Village offers a premium walkable-community lifestyle with all amenities in close reach while also less than 30 minutes from the Adelaide CBD. Its initial release of homes has been designed by award-winning SA architects Studio Nine, each with unique design, layout and outlook.

In addition to existing nearby amenity, Seacliff Village’s commercial offerings include the medical centre with GP and day surgery facilities, a supermarket, liquor store, cafes and gym. Seacliff Village will be a fully-electric sustainable community, each home with solar and provision for an electric vehicle. Two hectares of open space, irrigated by recycled stormwater, will be linked to surrounding areas by walking and cycling paths.

“This is a real game-changer,” Villawood CEO Alan Miller said.

“Not only is it a very rare chance to buy in an area where people never thought they might, it is helping reshape and grow Adelaide’s future as a vital national centre of business.

“This is a very people-focussed, intricately planned and beautiful designed community. It takes full advantage of its fantastic elevated site and is being brought together by the best planners, architects, builders and developers in South Australia.”

“It’s bringing a whole new level of coastal living to Adelaide. It’s bespoke, hosts the best views. Interest is running high already and we have 2000 people on our database already.”

Partners Gasparin and Brazzale secured the site 15 years ago, recognising its potential, and have embraced the Villawood vision.

Seacliff Village is open seven days a week 11am to 5pm at its Clubhouse Road Display Suite, phone 08 7201 3977.
