Sunbury Superior
Sunbury’s lengthy satellite city status is in reverse as Melbourne’s northwest becomes the city’s most interesting growth corridor.
Buyers have been redirecting their attention from the southeast for some time now and Sunbury’s established town, its service and amenities, and its semi-rural nature – not to mention affordability and capital growth – are proving irresistible market lures.
This is underscored in property expert Michael Matusik’s latest edition of Deep Dive’s 50 Target Investment Suburbs.
The number one target? Sunbury.
Why? Because, as Matusik says, it benefits from thing many fringe suburbs lack:
– An established town centre
– Rail connection
– Significant owner-occupier appeal
– A diversified employment catchment
Unlike many newer estates, Sunbury’s housing stock is mature, detached housing dominates and land supply is more constrained.
With Villawood’s 5000 lots across three Sunbury communities – Redstone, Sherwood Grange and Kimberley – making up some 30 per cent of the town’s developable land, it’s good news.
While Villawood doesn’t actively market to investors, this intel is good news for purchasers, knowing that if they buy now at Sunbury they’re paying much less than at Tarneit, Kalkallo and elsewhere. And also, that they can expect great capital growth.
