Purchasing at Sequana

This guide gives helpful tips and information to guide your journey from purchasing land, through to moving in to Montego Hills

1.     Choosing a Legal Representative

Now that you have purchased land or a house and land package at Sequana, we encourage you to engage a legal representative who can provide information on the next steps and the settlement process. If you require further information about the settlement process and choosing a legal representative, please contact the Sequana Sales & Information Centre.

2.     Choosing a builder

3.     Land Registration and Settlement

All the land at Sequana is sold off the plan, which means that you can secure your lot before the lot is built and serviced. Settlement of your land is 14 days after registration of the stage in which your lot is located. The Surrounds Sales & Information Centre will be able to give approximate dates of title registration. If you have purchased a homesite which is already registered, the settlement terms will be as per your contract of sale.

4.     Keeping your lot neat and tidy

Each lot at Sequana has been tidied by Villawood Properties’ Maintenance Team prior to settlement. It is the land owner’s responsibility to keep their own lot neat and tidy prior to and during the construction of your home. It is also your responsibility to keep your homesite clear of excessive weeds and rubbish.

5.     Design Covenant Approval

To ensure a quality residential environment and a cohesive finish for Sequana , Villawood Properties has developed a series of design covenants for the homes within this community. All homes at Sequana must comply with the design covenants which will be managed by the Design Assessment Panel (DAP). The DAP must approve plans in writing prior to the commencement of home construction. Refer to the Design Covenants for further information, which can also be found in your contract of sale.

6.     Lot Pegs

Each lot at Sequana has been surveyed and lot pegs have been installed prior to settlement. Survey pegs can be identified by looking for a white timber stake 50mm by 50mm in each corner of your lot. These pegs will protrude out of the ground by approximately 2-3cm. If you have a question regarding your survey pegs, please contact the Sequana Sales & Information Centre.

7.    Keeping your lot safe and tidy during construction

During the construction of your home, it is important to ensure that your building site is kept neat and tidy for you, your builders and Sequana community. Key items to keep an eye on when you are building include:

  • Your building site is appropriately secure and abides by the requirements set out by the local council
  • Rubbish is contained within your site in a secure and tidy manner always
  • Ensuring that the surrounding roads, lots or public places are not used for the storage or building materials or for access to your lot
  • Keeping the street and nature strip/verge clear of building materials and tidy away
