Phase 1

Planning & Engineering Approvals

Detailed engineering design is under review with authorities. Earthworks are expected to start in August 2023.
Once the Planning Permit has been issued by Council, stage specific plans, including roads and drainage, sewer and water, gas, electrical, telecommunication and landscaping plans, are lodged for approval with the relevant authorities.

Earthworks

Machinery is brought onto site to strip existing topsoil and start shaping the land to ensure that the required levels are met for road and lot construction. This usually includes cutting and filling various areas within the stage, to meet required design levels.

Phase 3

Sewerage, Drainage, Water & Gas Reticulation

Trenches are excavated for the installation of underground services, which are usually delivered in order of sewer, drainage, water and gas. The sewerage and drainage network is controlled by gravity, which is why they are often the deepest assets and are delivered first.

Road Base, Kerbs, Electrical & Fibre

Further underground services are installed including electricity and telecommunications (fibre internet). Road construction takes place over several phases. Excavation and preparation of the base layer commences first and is often followed by installation of various conduit crossings and kerb construction.

Footpaths, Road Pavement & Asphalting

Construction of the road continues, with numerous road layers completed through to the final asphalt layer. The stage starts to look like your future community, with driveways, footpaths and nature strips created.

Completions & Inspections

Each stage is closely inspected and audited by various authorities to ensure the new infrastructure complies with the plans and relevant standards. The inspections and audits can be quite complex and often take some time to complete. Once all authorities have provided their approvals, Council will issue a Statement of Compliance (SoC).

Phase 7

Titles and Settlements

Lodgement packages are prepared and finalised, individual titles for each lot are issued by the Titles Office. Your solicitor or finance broker is notified when this has occurred and will arrange for settlement.
Once settlement has occurred, your land is ready for you to commence the construction of your new home!

Tip: This is when the land will become available for inspections for valuations and builder assesment
